The Livingston County Association of Realtors has scheduled a meeting with Congressman Mike Rogers on Wednesday, September 2 at 10:40 am at the Brighton Chamber of Commerce.

They have invited you to attend to discuss the expansion and extension of the First-Time Home Buyer Tax Credit that is scheduled to expire on December 1.

Showing Solutions

Our showing desk provider, Showing Solutions, is making some improvements to their process and had one suggestion for us.

The improvement:

They will keep track of all incoming calls now regardless of whether the call results in a showing appointment or not. So if an agent calls in to check status of a listing and it is pending, they will have record of the call.

Their suggestion to us:

If we have a vacant, foreclosed property in an area where we expect non-MLS agents will be interested in showing the property…but as an agent you are OK if they are scheduled by Showing Solutions, you can enter the following under “showing instructions” and “scheduling rules – special”:

If non-MLS agent requests to show, schedule under listing agent’s name after confirming license is valid with state. Provide contact info for feedback purposes.

They’ll enter the agent’s contact information in the remarks field so you can contact them for feedback if you need to.

A Las Vegas real estate agent featured in a Time magazine article this week, who bragged about her work assisting homeowners in buying a second home, then bailing on their primary home (buy-and-bail), is being scrutinized by Nevada’s licensing officials, left the brokerage she represented and is lying low…http://is.gd/2BP4k. USA Today article “Foreclosure guilt haunts home buyers” http://is.gd/2BPWL. Some people buying foreclosed homes feel guilty that someone had to lose their home for them to get the deal they did. Names etched in sidewalks are a reminder to the new homeowner of the former owners. In some cases, the former owners even visit the home and the new homeowners. “Being house-proud, once trendy, is now socially awkward.” A new homeowner was quoted saying about the former owner:

“Her husband had lost his job because he got cancer and couldn’t work, and they couldn’t afford it anymore. My partner invited her in and it totally put a human face on what’s happening. I really wish she hadn’t done that to us. We cried about it for days.”

2 Reasons for your 1st Time Home Buyers to BUY NOW

Saw this article in USA Today on Tuesday and thought some of you might want to share it with your buyers who are struggling with the decision to buy now or not. Link to story – http://is.gd/2zK69.

The two reasons:

  1. Record low interest rates. Article quotes Laurence Yun, chief economist for NAR “rising budget deficits will likely push rates higher over the next few years.”
  2. First-time home buyer’s tax credit. According to Yun, “The window of opportunity is closing fast unless the tax credit is extended” because real estate transactions take so long these days due to tightening credit standards and the time it can take to close on a bank owned property.
